Your Aging HVAC: Repair or Replace?
Your heating, ventilation and air conditioning system is one of your home’s most important players. Solid performance and efficiency are important. Still, It can be confusing and frustrating to know just when the time is right to give your old system the boot. If you’re one of many Middle Tennessee homeowners struggling with the issue of HVAC repair or replacement, we’re here to help.
Short-term savings VS. performance, efficiency & reliability.
There are times it makes sense to repair the equipment, even if it’s older or if the repair is costly. After all, who wants to pay for a new system if all your furnace or air conditioner really need is a thorough cleaning and a couple of minor repairs? Yet, an unreliable unit that continually requires new servicing can end up costing more than a brand new unit in the first place.
As a general rule of thumb, these issues tend to point to replacement:
1) CRACKED HEAT EXCHANGER (furnace) or OUT OF WARRANTY COMPRESSOR (ac)
These are your primary system components and high ticket repair items. While initially cheaper to replace than a new unit, the value simply isn’t there. The new equipment will quickly add up to savings in energy and repairs. Another benefit; new units mean higher efficiency and new warranties.
2) PRE-1992 STANDING PILOT FURNACE or AIR CONDITIONER
If your unit was manufactured prior to 1992, replacing it is highly recommended. A furnace this age is probably operating at about 65% efficiency, while an air conditioner will have a SEER rating greater than 8. Whether facing an imminent repair need or not, replace! The energy savings you experience will not only help defray the cost of your new unit but also save you from the unnecessary expense of costly repairs.
3) EQUIPMENT MORE THAN ¾ OF ITS LIFE EXPECTANCY
A unit this age is simply not a good value to continue pouring repair dollars into. (See chart at top of page.)
4) REPAIRS MORE THAN ⅓ OF REPLACEMENT COST
If the repairs will cost more than a third of your replacement cost, it’s time to invest in a new unit. (See chart at top of page.)
5) NEW HIGHER EFFICIENCY UNIT WILL YIELD BIG SAVINGS
It can be remarkable to discover how much a new high-efficiency furnace or air conditioning unit can save you. Many older air conditioners today operate at just HALF the minimum SEER rating set forth by the US Department of Energy. How does your stack up?
